Riverlee’s tailored approach to office fit-outs: catering to the commercial downsizer

In today’s office market, one idea has become increasingly certain: strong design outcomes are the key to a successful workplace. Within Riverlee’s asset management team, this idea is the driving force behind a commitment to providing an exceptional experience for tenants in buildings across its asset portfolio.

The pandemic has reshaped the office market due to a seismic shift in commuter’s work habits. With 92 per cent of tenants now embracing fitted suites, and many tenants downsizing, there is a strong desire for well-designed spaces that focus on quality over quantity. To this, Riverlee is responding with a highly tailored approach that delivers customised, design-led fit-outs.

Riverlee general manager, asset management Nick Warren says after listening to the feedback from tenant survey results, Riverlee is crafting smaller spec suites that deliver the amenities tenants desire in today’s evolving work landscape, including collaborative stations, meeting rooms, pods, hot desks, and high-tech workplace amenities.

“We have adapted to deliver a product that meets the demand of the modern work style. Conducting tenant surveys and interviews, we have learned that approximately 85 per cent of our tenants’ staff have moved into long-term flexible working arrangements and are embracing the new ways of working,” he says.

One of Riverlee’s defining points of difference is its design team that ensures the delivery of premium office spaces. With a dedicated in-house team of architects, designers, marketers, project and construction managers who personally oversee the delivery of each suite.

Inspired to create uplifting, collaborative spaces that prioritise employee wellbeing, Riverlee design director Gabriel Kok says Riverlee’s team of experts work with tenants to ensure the best design and sustainability outcomes are made possible.

“When people come to the office they want to be engaged and productive – we design spaces to support this by optimising spaces to suit the modern office,” he says.

“This hands-on approach sets Riverlee apart and makes these buildings a stand-out choice by ensuring tenants receive nothing but the best in office design and functionality.”

Beyond the initial fit-out, Riverlee’s commitment to enhancing tenant experience extends to significant investment in upgrading lobbies in three CBD buildings in Melbourne and Hobart, with substantial capital expenditure works scheduled for completion in mid 2024.

These upgraded communal spaces will see the creation of new, thoughtfully created lounges and cafes to meet, greet, dwell and evoke an impressive and welcoming experience for staff and customers.
